Pre-Leasing Commences at One Boerum Place in Brooklyn
Avery Hall Investments debuts an unrivaled collection of rental residences in the heart of Brooklyn with exceptional indoor and outdoor amenities; Nearly half of the spacious homes feature private outdoor space
NEW YORK–(BUSINESS WIRE)–Avery Hall Investments has announced the commencement of leasing at One Boerum Place located at the intersection of Brooklyn Heights and Boerum Hill, Brooklyn’s most coveted neighborhoods. One Boerum Place is an extraordinary new development featuring rental residences that pair condominium-level finishes, spacious floor plans, and cinematic views with unrivaled indoor and outdoor amenities. The one to four-bedroom residences were exquisitely designed by Gachot Studios with an array of custom details and materials that create an integral sense of place.
All residences at One Boerum Place are bathed in natural light due to the site’s unique footprint with unbelievable views of the New York Harbor, Brownstone Brooklyn, and beyond. Nearly half of the market-rate residences feature private outdoor space, including landscaped terraces and covered loggias with gas connections for grilling. A collection of duplex residences with astonishing views will be available later this summer. Brook Landscape has designed an abundance of enchanting outdoor spaces throughout the building including a Stargazing Lawn and a one-of-a-kind rooftop Chalet Lounge.
“One Boerum Place is the culmination of years spent crafting a landmark building to perfection,” says Avi Fisher, Founding Partner of Avery Hall. “We sought to build an atmosphere for residents to feel grounded with quality design and every imaginable amenity from the most central location in Brooklyn. There is no rental building of this caliber in the New York City region and we’re eager to welcome residents this summer.”
One Boerum Place is draped with greenery and encompasses an entire tree-lined flatiron-shaped block framed by Fulton Street, Boerum Place and Red Hook Lane. The result evokes a feeling of having a lush backyard versus an urban terrace from many residences. This prominent 22-story new development features a distinct facade composed of carefully selected custom handmade bricks. Texture in the tambour detail of the custom millwork within the residences is a nod to the textured concrete developed for the ribbed details on the exterior of the building.
Gachot Studios, esteemed for the design of private residences around the world and mixed-use spaces such as the Glossier flagship and Shinola Hotel in Detroit, designed One Boerum Place to embody a spa-like ambiance that offers a reprieve from the bustle of the city. A true sense of arrival is felt whether by foot or by car via lobby or entrance through the beautifully appointed garage with a porte-cochere, automated parking and electric charging stations. Bespoke lobby finishes include custom oak woodwork, stone flooring with oak trim and an oversized oak door beneath a glass entrance measuring 10’ tall. Custom furnishing in the lobby includes a Verde Green Italian marble desk and bench designed by Gachot. In addition to rotating artworks curated by Sandeep Salter, co-founder of Picture Room, there will be a custom sculpture for an additional breathtaking moment upon arrival.
Residences range from one-bedroom homes beginning at 700 square feet to four bedrooms beginning at 1,800 square feet. All boast over 10’ ceilings, oversized 6 x 8” corner windows, 8” custom doors with natural stone saddles and wide plank oak wood floors. Finishes throughout One Boerum Place evoke a sense of permanence historically reserved for purchase only, such as solid oak millwork, Bianco Dolomiti, Grey Galaxy stone, and venetian plaster for natural warmth and edited serenity.
Kitchens feature handcrafted custom wood cabinetry designed by Gachot, custom tambour-wood radius culinary islands, tundra-grey countertops and polished nickel Waterworks fittings. Each is equipped with luxury Bosch integrated appliances including a five-burner gas cooktop with built-in vented hood, oven, microwave, and under-counter wine refrigerator.
Bathrooms feature vanities designed exclusively by Gachot for the building appointed with refined millwork, Waterworks® nickel fittings, and stone countertops. Primary bathrooms are clad in Bianco Dolomite marble while secondary bathrooms offer a Gris de Savoie feature wall. Powder rooms contain millwork paneled walls and a floating Fusion Green custom marble vanity.
“In designing the interiors of One Boerum Place, we sought to convey the relaxed – yet stylish – sensibility of the surrounding neighborhood and provide a serene backdrop that residents can make their own, while still having a point of view,” remarked Christine and John Gachot, Principals at Gachot Studios. “Our guiding ethos is to take the best of hospitality and merge it with the core principles of home design, resulting in a uniquely tailored experience that elevates everyday life, a feat that will be felt by residents for the long haul.”
Indoor wellness amenities include a lap pool, sauna, men’s and women’s changing rooms with cabana seating, two-story fitness center outfitted by HOMAGE with state-of-the-art equipment, a cardio mezzanine including Pelotons and a yoga room ideal for private classes. Gachot selected warm wood paneling and earth tones in the amenity spaces.
An exceptional Resident’s Lounge is located on the fourth floor and features a massive culinary island, oversized dining table and a separate media lounge for endless entertaining. The Lounge may be reserved for private events. Children will enjoy a bright and bold playroom with interactive furnishings for reading, learning and play, cloud lighting and a library wall offering a range of imaginative stories and activities for the whole family. There is a pet spa with a grooming station along with bicycle storage for additional convenience. Residents will be offered exclusive access to lifestyle programming and experts to help new residents plant roots in the neighborhood.
One Boerum Place offers numerous lush outdoor spaces designed by Brook Klausing of Brook Landscape appointed with a variety of trees, hedges, flowers and herbs for an urban oasis. Soft grasses and aromatic perennials are found throughout for a calming, rejuvenating feeling of retreat. A south-facing rooftop park on the 23rd floor was configured for a meadow-like experience juxtaposed by the most coveted view in the world: the New York City skyline.
Here residents will enjoy a Stargazing Lawn for gatherings, picnics and outdoor fitness. The path to the outdoor spaces is trellis-lined, bordered by walls wrapped in greenery, and passes by a lounge area seated amongst a grove of River Birch which opens up to a lawn surrounded by a meadow-like green roof.
“Creating incredible gardens is really about the feeling you get when you experience it. Whether it’s a shared experience with friends and family or a personal moment that allows you to step back and reconnect with yourself, we create places that are true destinations and refuges like One Boerum Place,” says Brook Klausing, Owner at Brook Landscape. “We’re thrilled to work with Avery Hall and Gachot Studios to create something that doesn’t exist in Brooklyn and can’t wait for these copious outdoor spaces to be enjoyed and bring people together again.”
The outdoor communal spaces on this level also include multiple cooking stations and lounge areas with pergolas and dining tables for year-round entertaining. There is a remarkable first-of-its-kind Chalet Lounge with a stunning outdoor fireplace and a hearth clad in black marble and a 30-ft high flute. Evergreens and vines surround columns nearby up to the balconies above to ensure a sense of serenity travels throughout the building.
Located within a one-minute walk from eight subway lines, One Boerum Place is immediately adjacent to the Brooklyn Bridge. The building has a two-story 22,000 square foot retail base which will be leased by local businesses. Move-ins are slated for Summer 2021.
