What Is Sustainable Real Estate Development? Terra Owner David Martin Looks at What Sets Sustainable Projects Apart from Traditional Development
Terra Owner David Martin Looks at What Sets Sustainable Projects Apart from Traditional Development
MIAMI, FL / ACCESSWIRE / November 19, 2021 /Over several decades, Terra Group’s David Martin has seen many changes in the real estate development business. However, only recently has a change been as big as the shift toward sustainable development. This change is putting environmentally-friendly developers ahead of the pack, but eventually, is expected to cause adjustments all across the industry.
One of the challenges facing developers and builders today is defining exactly what sustainable development is. David Martin Terra CEO, explains that truly sustainable development isn’t just about superficial changes like using efficient dump trucks or painting the roof white to resist overheating. Instead, it involves construction methods, building designs, choices in building materials, process improvements, and more.
The effects of increased carbon output depend on the local area, Martin explained. An area that already has a heavy burden of carbon and pollutants will be more bothered if more are added, while one that has no other significant sources of these materials will likely not feel a difference if a new development comes in. Even so, Martin works to keep all of his Florida developments as environmentally clean as possible.
Which methods are used to make a project sustainable depend, in part, on the tastes and desires of its likely users. For example, a project may use beer bottles as bricks if it is believed that the employees that will work in the structure will enjoy that. Meanwhile, a project expected to attract tech-loving tenants may use Wi-Fi-controlled windows and have a modern overall design.
Martin notes that in some areas, local regulations dictate certain aspects of new projects. Some areas insist on the use of solar energy, while many municipalities regulate things like how effective insulation must be in order to pass inspection. In these cases, Terra Group’s architects must find ways to work the mandatory aspects while maintaining an appealing design.
Along with being sustainable, Martin ensures that his projects are exceptional. A strong sense of scale and balance make Terra Group buildings stand out in all the right ways. This is further enhanced by their emphasis on specific elements, use of patterns, and the sense of motion imparted by their designs. Top architects are hired to provide these designs, so they are sure to please the eye.
To make all of these requirements work together, Martin assembles teams that include architects, engineers, and construction professionals.
Making a sustainable project successful requires more than simply designing it to be eco-friendly and then building it. Experts in sales, finance, leasing, and marketing work together to find tenants and get them into units. These experts are further specialized according to which type of project is involved.
