How did you get into the real estate industry?

Collin Horn: Growing up, I lived in low-income government housing, so I always saw home ownership as an impossible goal; and on some unconscious level, that experience made me gravitate towards a career where I could see myself getting closer to that goal. During college and for a few years after, I toured the world with my band, Sinking Ships. When my music career ended, real estate felt like the obvious next step. I entered the industry in 2008, which was arguably the worst time to do, but those tough first few years only sharpened my skills and and gave me a great foundation to build on preparing me for tough markets like we see today.
 

What type of client do you primarily work with?

Collin Horn: I work with folks all over the greater Seattle area – buyers and sellers – but my favorite type of individual to work with are first-time homebuyers.

What is so special about working with first-time buyers?

Collin Horn: There is something magical and exhilarating about the experience of buying a home for the first time. I really love being the person to help them navigate that process and make them feel at ease. In most cases, we’re starting from square one. They might have little to no knowledge about real estate, so my role is to educate them on the process and get them to a place of comfortability and readiness to make their first offer.

What can buyers expect working with you?

Collin Horn: I take a very casual approach and don’t ever want to be viewed as a salesman. Perhaps it comes from my years spent in the band, traveling the world meeting new people, or how I grew up, but there is a humility that I carry with me that I think is a huge asset. I firmly believe in never pushing any home on my clients, but simply being a resource, another perspective, another set of eyes to identify issues, and sometimes a devil’s advocate as we talk about the pros and cons of a house. This isn’t a sales process, it’s a partnership, and we’re working together to get you into your dream home.
 

What trends are you currently seeing in the Seattle market?

Collin Horn: Although the newspapers may say differently, I am still seeing more people than ever moving to Seattle. I think it’s a great city to live in, and the tech industry is only growing, so I don’t expect the big influx of Seattle homebuyers to end. That said, the inventory in certain neighborhoods is very low, with more people taking advantage of low-interest rates. While more historic, quirky Seattle homes are harder to come by and more competitive, we’re seeing a ton of new townhomes popping up around the city and neighboring suburbs. There is much less competition for these townhomes and they can be a great option for the first-time home buyer!

What is your best advice for a first-time homebuyer?

Collin Horn: Do what’s best for you. There is no right time to buy a house. Don’t buy just because your lease is coming to an end or the interest rates are low. You shouldn’t allow external factors to affect you too much. Buy the house when it’s right for you, start the process, look at homes, and slowly hone in on exactly what you want so when it comes along you’ll feel ready to go.

The home buying experience is an emotional roller coaster. You might not get your first, second or third offer, and that’s okay! Trust the process, trust the agent you’re working with and try to have fun doing so.
